Instagram and TikTok for real estate agents in Mallorca: a practical playbook

Property buyers on Mallorca increasingly discover agents and listings on Instagram and TikTok before they ever call. This playbook covers what to post, how often to think about formats, and where AI video fits next to real property footage.
Why agents need short-form video
A photo gallery on a portal is expected. Short video is what makes a buyer remember you. On Instagram Reels and TikTok, a 20-second clip of a finca near Santa Ponsa or an apartment in Palma can reach people who were not actively searching.
It also builds you as a person and a brand, which matters when buyers choose who to trust with a large purchase.
Choose a repeatable filming habit rather than chasing every trend. At each viewing, capture an honest entrance shot, one useful room sequence and a question you can answer on camera. Ask for filming permission, and avoid showing occupants, personal documents or identifiable belongings without approval.
What to post
Think in four groups. Listings: walkthrough teasers and detail shots. Area: a neighbourhood in Palma, Son Vida, Deià or Alcúdia and what daily life looks like. Advice: short answers to questions buyers ask, such as the purchase process or what to check on viewing. People: you, your team and your way of working.
Keep each clip to one idea and one clear message. Add captions, because many people watch without sound.
Plan a manageable fortnight of content with one listing, one area explanation and one buyer question. Give each post a specific next step: request the details, ask about the location or arrange a viewing. Check factual and procedural advice before publishing rather than presenting assumptions as guidance.
Using AI honestly
AI is good for hooks, animated intros, mood visuals, area atmosphere, brand characters and ad variations. We have produced AI real estate video for Svensk Fastighetsförmedling, and we use the same logic here.
Rules we follow: any content showing a specific property, room, view or terrace must be based on the real photos and footage. AI should not make a house look bigger, newer or closer to the sea than it is. For a premium listing, a real camera shoot is often still better.
Label virtual staging clearly and include an unstaged reference where useful. Review windows, floor layouts and exterior views frame by frame. If a presenter is an AI brand character, make that clear instead of implying a real agent personally visited or inspected a property they have not seen.
From organic to paid
Once you see which clips get attention, put budget behind them. Paid social on Meta, Instagram and TikTok can target buyers by language and interest. Make several variations of the same listing video so you can learn which hook works.
We prepare the creative; ad management and media spend are quoted separately. All content can be made in German, Spanish, English, Swedish or other languages.
Judge content by relevant conversations and viewing requests, not views alone. Record which listing and language each enquiry concerns, and check whether the property remains available before promoting it. Test one change at a time so a new opening can be compared with the previous version.
How to start
Choose one listing and one platform. Send us your best photos and clips and we return first concepts in 48–72 hours. The €490 creative pilot is a low-risk way to test, and real estate plans start at €290/month on a 6-month commitment (taxes extra).
Compared with traditional production at €5,000–€15,000+ and 3–6 weeks, this lets you publish consistently. You keep full commercial rights to delivered content.
Agree a realistic approval routine with your team. One person should verify property details, another can check language and captions, and someone must answer messages. Before commissioning more assets, confirm exactly which formats and revisions are included and whether your team will handle publication.
Frequently asked questions
Should I use Instagram or TikTok first?
Start where your buyers already are. Instagram usually suits listings and brand; TikTok suits discovery. The same vertical video can often serve both.
Can AI replace property photography?
No. Content showing a real property must rely on real material. AI adds hooks, mood and variations.
Can you make videos in German or Swedish?
Yes. German, Spanish, English and Swedish are especially relevant on Mallorca.
How much does it cost?
€490 for a one-off pilot; real estate plans from €290/month (6-month commitment). Taxes extra; posting, ad management and media spend are quoted separately.
